Playbook
🕵️♂️ To pull killer comps, follow these rules of thumb:
- Stick within ±200 square feet. You comp a shack to a mansion? You’re gonna get whacked — financially.
- ±2,500 sq. ft. lot size. Too much land? It’s a farm. Too little? Fuggedaboutit — it’s a shed on a pizza box.
- Match beds and baths. No exceptions. A 2-bed ain't gonna stand in for a 4-bed, capisce?
- Keep it in the family — brick to brick, frame to frame. Style matters in this busi-ness.
- Don’t cross highways, rivers, railroads, or hop into a new subdivision. That’s foreign turf.
- Stay within a ½ to 1-mile radius. That’s walking distance... or a quick getaway.
- No more than ±5 years from the subject's build year. You comp 1940 to 1990? The Don’s not pleased.
- If you're planning reno, use fixer comps. If it's turnkey? Match it with finished gems.
- Compare apples to apples... not manicotti to cannoli.
- We love them both...But, they're NOT the same.
- And hey — if you wouldn’t buy it as your getaway car, don’t comp it to your crew’s ride.
